As the Harvill’s Produce project draws to a close and occupancy approaches, H. J. High is leading coordination efforts between the Owner’s vendors and our installing subcontractors to make sure everything is ready and properly operating on opening day. We are also working with the Owner to secure the services of a locker vendor to provide and install lockers for the project. The final two permit revisions have been approved by Orange County, allowing this work to be complete by the first week of May.

Construction is rapidly coming to a close on the building itself. Plumbing fixtures have been installed and trimmed out in the restrooms and office areas, and toilet partitions and accessories have been installed as well. Electrical fixtures and devices are installed and trimmed out. The wood doors have been stained and installed and the final coat of paint has been applied. The voice/data scope of work is coming to a close and systems’ start-up has commenced. On site, landscaping and irrigation have been installed, giving the building a finished appearance.

We are making a big push to get the interior of the building ready for the final cleaning crew scheduled to begin this final work activity on April 23, 2012.

As the Harvill’s Produce project closes in on completion, H. J. High has taken the lead in coordination efforts between the owner and the public utility, fire alarm monitoring and chilled water maintenance companies to get all accounts set up before the building’s grand opening. We have also performed a utility study for the owner in an effort to determine Harvill’s anticipated utility costs once they’re operating in their new facility. In a perhaps more important effort, through the coordinated efforts of Harvill’s Produce and H. J. High Construction, the team was able to donate nearly 25 pallets of surplus quarry tile to Habitat for Humanity.

On site the push is on to get things finished up. This month’s focus has been to get the air conditioning turned on, so the new and existing refrigeration equipment and HVAC units have been set in place, tested and are ready for start-up operations. Final inspections from the fire marshal are set to take place by mid-month which will allow us to turn on the fire alarm system. The inspection process will include a fire alarm pull test and review of the life safety measures that have been installed surrounding the refrigeration system. Steel bollards are being installed on both sides of the door openings to help protect the new overhead doors that are in place, and the dock bumpers, seals and shelters are being installed as well. Carpet is now installed in the office areas and VCT will be installed after the air conditioning is turned on. Ceiling tile will be installed immediately following the VCT. On the exterior of the building the landscaping is 90% complete with chain link fencing currently in progress.

H. J. High’s efforts are shifting to getting a cleanup crew ready to clean 10 years of dust from the warehouse walls and exposed ceiling structure in the existing portion of the building, a sure sign we are nearing completion!

As of mid-February exterior wall panels for the new cooler have arrived onsite. The pre-engineered metal building (PEMB) roof is complete and sprinkler piping is now 50% roughed in inside the new cooler. Refrigeration equipment is currently being installed and is on target, along with the HVAC system, for equipment startup at the end of this month. Interior finishes and MEP rough ins continue in the build-out portion of the building. Ceiling grid and paint in the office areas and future retail spaces are all complete. Overhead doors have arrived and are currently being installed. The bollards and structural “goal post” will be installed later this month. On the building exterior, painting has started, the irrigation system is about 90% complete, and all sidewalks are complete. A slight delay to the sanitary sewer system was experienced when an existing 42” concrete storm line was encountered that was not indicated in the original site drawings. Our design-build team reacted quickly, designing a conflict manhole currently in for permitting, with no delay to the project anticipated.

This project is being designed and built around an existing distribution facility previously owned by a milk company. Harvill’s Produce selected the site not only because of the space, but also because of the existing building’s aesthetic homage to the farming industry which the company firmly supports. The building included a silo and had cement board siding, giving the facility a “barn” look. Harvill’s Produce has further enhanced this aesthetic by selecting a red wall with white trim color scheme on the cement board siding. Not only was the color selection successful in amplifying the barn appearance, but the building is now the most prominent structure in a mostly industrial area. Passers-by can’t help but look their way when they drive by and the color selection has turned out to be a great unforeseen marketing tool.

January 2012

The pre-engineered metal building (PEMB) has been delivered and erected. The insulated wall panels have arrived on the jobsite today for the PEMB and installation will commence immediately. All interior insulated metal panel walls are installed. The ripening room equipment has been installed. Final tie ins to the various systems will occur at the end of the job. Low- Temp’s refrigeration equipment is arriving on the job weekly. The balance of their equipment will arrive at the end of January, 2012. All the office framing and drywall is complete. These walls have been taped, finished and primed with the ceiling grid starting this week. The curtain wall installation has started this week as well. The remaining exterior sanitary system work is on hold until the new sanitary structure is delivered at the end of the month. MEP rough in continues on the inside of the existing building. Temporary permanent power should be achieved by next week.

Work is quickly progressing on the project with the new cooler slab scheduled to pour on December 28th.  The pre-engineered metal building structure will arrive on December 30th and erection will commence the beginning of January.  In the existing facility the infrastructure for the refrigeration, electrical systems, and HVAC systems is being installed.  The insulated panels have been installed and the ripening rooms will be complete by January 3rd.  The project is on schedule with an anticipated completion date in May.

The project is currently on schedule and interior demolition is complete.  Metal stud framing in the interior office areas are complete with the mechanical, electrical and plumbing rough-ins right behind it.  The interior slab is now poured.  The insulated panels for the ripening rooms are installed.  Refrigeration, mechanical and electrical systems in the warehouse/storage areas are now being roughed in. All roof penetrations are in progress.

On the exterior of the building the foundations and stem walls for the new pre-engineered building (PEMB)  is complete.  Slab prep is ongoing.  The PEMB will ship at the end of December 2011.  Underground fire main has been rerouted and connected back to the building.
