What is Design-Build?

Design-Build is a construction delivery method that provides owners with a single point of contact for both the design and construction phases of a project. One entity holds single-source responsibility and contractual risk for every aspect of a build — from estimation, assessments and pre-construction to architecture, schematics, engineering, subcontracting, construction and post-construction. This entity, the Design-Builder, manages all contracts with companies, such as subcontractors, equipment vendors and materials providers.

With three designated design-build professionals (DBIA™) on staff and a multitude of successful design-build projects completed, H. J. High is one of the leading design-build firms in Florida. With this delivery approach, we act as the single point of contact for the client and accept responsibility for both design and construction of a project. The design-build approach provides owners with a means for obtaining the input of engineering, architectural and construction team members at the earliest stage of a project. This parallel coordination of construction and design issues results in cost-effective project design and delivery.

The Design-Build Process

The Design-Build process has four primary phases:

  1. Pre-construction assessments
  2. Architectural design
  3. Construction
  4. Post-construction

But unlike other construction methods, phases overlap, and all team members collaborate throughout the process to provide rapid project delivery.
